MINUTES OF THE PLANNING & ZONING COMMISSION
OF THE
CITY OF STEPHENVILLE , TEXAS, HELD ON
MONDAY, DECEMBER 19 , 1988 - 4 : 00 P .M.
A special meeting of the Planning & Zoning Commission of the
City of Stephenville, Texas was called to order by Vice Chairman
Bill Trogdon with the following members present :
Vice Chairman : Bill Trogdon
Members : Billy Hassler
Nicki Beth Jones
Jerry Singleton
Barbara Terrell
David Tomlinson
and with the following members absent : Don Beach, Virginia
Dorris , Sam Taylor and Chairman Charles Castleberry.
Others attending were Planning & Inspections Coordinator Betty
Chew.
ITEM I : CONSIDER FINAL PLAT OF A REPLAT OF LOTS 3A AND 4A,
BLOCK 1, MILLER ADDITION .
Betty Chew, Planning & Inspections Coordinator
addressed the Commission stating Martin E . McGonagle,
owner of the property is proposing to replat the property
into two lots . The proposed Lot 9 has an area of
7 , 523 square feet . The proposed Lot 10 has an area
of 18 . 130 square feet . The property has a B-2 "Secondary
and Highway Business District" zoning classification.
A 6 inch water main located in Graham Street serves
Lot 9 . An existing water tap serves this proposed
lot . A 2 inch water main in Miller Avenue serves
Lot 10 . The developer will need to provide a water
tap for this proposed lot .
A 6 inch sewer main located in Graham Street serves
Lot 10 . An existing sewer tap serves this proposed
lot . A 6 inch sewer main located in Miller Avenue
serves Lot 10 . The developer will need to provide
a sewer tap for this proposed lot .
There are no easements indicated on the plat .
The proposed Lot 9 has frontage on N. Graham Street
a 50 foot right-of-way. The proposed Lot 10 has
frontage on Miller Avenue a 40 foot right-of-way .
Engineered drainage plans will need to be submitted
and approved at the time application is made for a
building permit on either lot .

the Commission stating he would be glad to answer
any questions the Commission has regarding the
proposed rep lat .
Commissioner Tomlinson moved the Planning & Zoning
Commission recommend to the City Council that the
Final Plat of a Replat of Lots 3A and 4A, Block 1,
Miller Addition be approved as presented. Commissioner
Hassler seconded the motion . The motion carried
by the following vote :
AYES : All members present voted aye .
NOES : None.
There being no other business to come before the
Commission, the meeting adjourned at 4: 10 P .M.

Martin E. McGonagle owner of the above referenced property
located in the 700 Block of N. Graham Street is proposing
to replat the property into two lots . The proposed Lot 9
has an area of 7 , 523 square feet . The proposed Lot 10 has
an area of 18 , 130 square feet . The property has a B-2
"Secondary and Highway Business District" zoning classification.
The Planning & Inspections Staff has reviewed the Final Plat
of a Replat of Lots 3A and 4A, Block 1, Miller Addition and
notes the following:
WATER:
A 6 inch water main located in Graham Street serves the proposed
Lot 9 . There is an existing water tap to serve this proposed
lot. A 2 inch water main located in Miller Avenue serves the
proposed Lot 10 . The developer will need to provide a water
tap for Lot 10 when development occurs on the property.
SEWER:
A 6 inch sewer main located in Graham Street serves the proposed
Lot 9 . There is an existing sewer tap to serve this proposed
lot . A 6 inch sewer main located in Miller Avenue serves the
proposed Lot 10 . The developer will need to provide a sewer
tap for Lot 10 when development occurs on the property.
EASEMENTS :
There are no easements indicated on the plat .
STREETS :
The proposed Lot 9 has frontage on N. Graham Street a 50 foot
right-of-way. The proposed Lot 10 has frontage on Miller Avenue
a 40 foot right-of-way.
DRAINAGE:
Engineered drainage plans will need to be submitted and approved
at the time application is made for a building permit on either
lot .
The Planning & Inspections Staff has reviewed the Final Plat of
a Replat of Lots 3A and 4A, Block 1 , Miller Addition and determines
it complies with the requirements of the City of Stephenville
Subdivision Ordinance and Article 974a Texas Revised Civil Statutes .
